How do I See a Property?
If the property list shows the unit is available NOW, you may come by our office, let us get a copy of your Drivers License or other ID and a phone number and we'll give you a code to the lock-box on the door so you can see it at your convenience.

Where is your office located?
We are located at 4315 Lake Shore Drive, Waco, Texas at the corner of Lake Shore Drive & Greenleaf. We are in the shopping center next to the Shell. Our hours are Monday - Thursday 8:30 a.m. - 5:30 p.m. Friday 8:30a.m.-5:00 p.m.

How do I lease a property?
A completed application, application fee & deposit are necessary to "hold" a property. You commit to the property by turning these items in to us. Your application is processed (usually within 24 hours) and upon acceptance, you will be contacted by the leasing department in regards to the signing of your lease and other information needed.

Do Units have appliances?
It is standard for apartments & duplexes to have refrigerators, stoves & dishwashers. We do not have any set standard on houses. It depends on the address. It's always better to ask about a specific unit, since each unit is different.

When will my DEPOSIT be returned ?
When you turn in your keys on move-out day, it is important that you give us a forwarding address so that we can contact you. State Law requires that your deposit or a letter of explanation regarding your deposit be mailed to you no later than 30 days after move-out. For minimum cleaning requirements at move-out, click here
