BEFORE YOU CALL MAINTENANCE

MY ...... isn't working

  1. Garbage Disposal ... ?
  2. Air Conditioner/Heater... ?
  3. Faucet / Toilet... ?
  4. Electrical Outlets ... ?
  5. Lawn Maintenance ... ?

Garbage Disposal... ?

Symptom: Garbage Disposal turns on but then stops, or won't move at all even though you can hear a hum.

Try this: With the disposal off & unplugged, use an Allen Wrench (can be bought at any hardware store for small cost - tell them it's for a garbage disposal) in the depression that is on the outside bottom of the disposal. Turn the wrench counter clock-wise and see if you can release whatever is caught in it. Push the reset button. Turn the disposal back on, making sure to have the water running while it is on.

Other things you can check: Make sure the circuit breaker is on by checking your breaker panel to see if it's been thrown.

Air Conditioner ... ?

It's important that you change your A/C filter every month and more often during the hot part of the summer. Never leave the filter out of your unit. To change your filter, you will have to either lift up the panel on the front of the inside unit or unscrew the front panel screws. Remove the old filter, and slide a new one in. Make sure to use a size that fits snugly on each side and from front to back but does not bend. If necessary, you can buy filters that can be cut to the right size. Filters are inexpensive and can be bought at most any store, including grocery stores, superstores and hardware stores.

If your heater is not working:

GAS: Make sure that if it's the only appliance using gas in your house that you contracted with the Gas Company so that you have the gas turned on. Call the gas company for help in lighting your pilot light if it is not on.

ELECTRIC: Make sure that the circuit breaker has not tripped. Before calling maintenance, check to see if the A/C comes on and also that your thermostat is set to Heat/ON.

If you are experiencing no cool/hot air, leaking water, or the air conditioner/heater is constantly running, contact maintenance.

Faucet (in kitchen, bathroom, shower or tub) ... ?

Contact maintenance when you start finding it difficult to turn the water off and it continues to drip after you've turned it as hard as you can.

If you have a leak where water is dripping on the floor, turn the water off. For toilets, turn handle at the back of the toilet and down near the floor to the right. For faucets, the handle is probably in your cupboard underneath the sink at the back of the wall. Turning it to the right should turn the water off.

If you have a pipe leaking where it cannot be turned off, you'll have to try to turn it off at the turn off valve outside (where the water meter is in the yard). You do this by using a "T" shaped turn off (should be in your front closet or garage or can be bought at a hardware store). Turning the water off while waiting for maintenance can save on your water bill.

Electrical outlets ... ?

Symptom: One or more outlets do not work.

Try this: Look for a reset button (red, white or black) on each of the outlets and push it in. You can also check your breaker panel to see if a breaker has been thrown (it will be the opposite way of the others). Just flip it back. Only flip the breaker once. If the breaker goes off a 2nd time, call for maintenance.

Lawn maintenance and Sprinkler systems.....

Lawn maintenance is contracted out by the property owner. We do not maintain a lawn maintenance schedule, nor do we have control over when it is accomplished. The best information can be obtained from the lawn personnel themselves. We apologize for this inconvenience.

Sprinkler systems are maintained by a sprinkler company. They are turned on in the summer and off again in the fall. If your sprinkler is not working please contact our office.
